Roof

Built Up Roof (BUR)

Built Up Roofs were common because they were inexpensive. BURs consist of a continuous roof covering consisting of sheets of saturated or coated felt, cemented together with asphalt. The felt sheets are topped with a cap sheet or a flood coat of asphalt, which may then have a covering surface of applied gravel or slag. These roofs are also great insulators because they have many layers. The layers though do contribute to this roofing systems most significant problem – BURs become very heavy and often requires joists in the existing roof to be reinforced, which increases cost and construction time.

Thermoplastic polyolefin (TPO) and PVC

Thermoplastic polyolefin (TPO) is leading the trend in white, reflective, energy-efficient, single-ply roofing systems—and is the fastest-growing commercial roofing membrane on the market today. TPO has garnered broad industry acceptance for its many installation and performance advantages, including its ability to be heat-welded, creating a monolithic roof while providing strength and durability. Its white reflective membrane also meets the criteria of LEED®, ENERGY STAR® and other environmental programs. TPO & PVC are one of the top flat roof options due to its ease of installation and its resistance to water ponding. The seams in the TPO/PVC system are “Hot Air” welded using a computerized robot in most case creating less maintenance and/or repair visits.

Single Ply (EPDM)

Single Ply (EPDM)

EPDM (ethylene propylene diene terpolymer) has the longest proven performance record of all single-ply membranes. Its high-performance synthetic rubber compound provides exceptional weathering in climates across the globe. The material is easy to install and can be either fully adhered, mechanically attached or ballasted. The EPDM system seals are bonded with adhesives and this makes the seams vulnerable over long periods of time. The sealing system/process may lead to maintenance and/or repair issues. Over time, EPDM Rubber Roofs tend to shrink and pull back.

Modified Bitumen

A Modified Bitumen roof is time tested, durable, reliable and delivers exceptional performance in even the most extreme climates and applications. Advancements in asphalt technology have resulted in higher elongation and elastic recovery, as well as enhanced resistance to cyclic fatigue, weathering and punctures—making asphalt a smart, cost-effective choice for lasting performance. This single ply roofing system that is often rolled onto the roof surface and adhered by extreme heat from a blowtorch or more recently a material that is peeled and stuck to the roofs surface. For proper installation, weather conditions must meet the installation requirement. Modified Bitumen is very environmentally friendly, reflecting the sun and reducing energy costs, however, it does not hold up to foot traffic over time and can tear in severe weather or traffic.

Silicone roof coating systems tend to be very good because of their seamless application (sprayed on), ability to resist ponding water, and reflective properties. As the roof reflects the sun, it helps to reduce energy consumption within the building. Silicone White Roof Coating is a solvent-free, one-component, moisture-curing silicone rubber roof coating system for use on existing smooth asphalt BUR, smooth or granulated cap sheet, single ply roof membrane, well-adhered acrylic coating, metal, sprayed-in-place polyurethane foam and various aged membrane roofing. The system provides long-term weathering protection and resists the effects of ozone, ultraviolet radiation and temperature extremes. Silicone White Roof Coating can be applied more than 50 mils in a single coat without blistering, while maintaining maximum adhesion.
